Basement Floods:

Basement flooding happens with heavy rains, overflowing rivers, broken water pipes, flash flooding, and in most cases... Electrical Failure or Failed Sump Pumps just to name a few causes of basement flooding.

After the flood, then the mess of the clean-up.  It's best to clean and dry the basement as quickly as possible to stop additional damage from occurring and mold from occurring.

Most Important Thing To Do: =THINK SAFTY= Be Safe, there may be electrical shock hazards in your basement.

If water is standing in your basement, do not walk in it.   Before you step a foot inside your basement to do anything, make sure the electricity to the basement area is off ! 

Therefore our first suggestion: Stay out of the basement until a Licensed Electrician has verified that "No Electrical Safety Issues Are Present In Your Wet Basement".  A licensed electrician can verify if it's safe to walk in the water.  If not, he can also repair the problem while he's there.

Our second suggestion:  Call your insurance agent to verify what coverage you may have for Basement Flooding.

If you smell natural gas in or around your basement, especially after a water flood, please beware.  Gas Leaks can be very dangerous, possibly resulting in a deadly fire or explosion, so be sure to know the signs of a gas leak and what to do in an emergency.

There are three ways in which you can detect a gas leak according to Nicor Gas:

Smell:  Nicor Customers... Natural gas is injected with a distinct odor, which many people equate to that of rotten eggs.  You can contact Nicor Gas for a scratch 'n sniff card with this scent.

Sight:  Visible blowing dirt, bubbling water or discolored vegetation near a buried natural gas line.

Sound:  A hissing or blowing sound near the gas meter or gas appliances.

Nicor Gas provides the following instructions if you suspect that gas is leaking: Follow these steps.

1.  Exit the building or area immediately, leaving doors and windows open as you exit.  Do Not open windows if they're not already open.  Do not use your telephone or cell phone, operate any appliance, light a match or turn light switches on or off.

2.  Call your gas company from a neighboring location.

3.  Wait at the neighboring location until your gas company determines it is safe to return.

Once your basement is safe to walk in, the massive clean up begins.

Protect yourself from dirt, germs and bacteria (and if you live in snake country... watch out for snakes.) by wearing water proof boots and gloves, a long-sleeved shirt and pants.  Note: Wearing water proof boots and gloves, a long-sleeved shirt and pants will not protect you from snakes if you live in snake country.

MOLD:  If you know there's mold in your basement, or if you even suspect there is, then you should wear a protective face mask so you don't breathe the mold spores into your nose and lungs.

Wash your hands with antibacterial soap and clean water often as you clean up your basement after a water flood.

APPLIANCES:  Washers, Dryers, Refrigerators, Freezers and Water Heaters.

Appliances - All:  Give ample time to dry before using

Some Washers and dryers might continue to have repair issues after immediate repairs are made and may require additional repairs at additional cost.  If the water submerged the motor and other other moving parts, they would be subject to continued corrosion and rust after the repairs on some machines and models.  Appliances might continue to have repair issues due to continued corrosion.  Some front load washers may have computer boards and electronics in the cabinets at floor level... if submerged would probably be defective and the cost of repair would be expensive.

Older refrigerators and freezers may survive.  Compressors are sealed and the water would not be an issue to the sealed system.  The cabinet and door insulation would be wet and subject to mold over time.  The compressor start device if allowed to dry before attempting to start would most likely survive.  Newer refrigerators and freezers may have computer boards and electronics under the cabinets at floor level... if submerged would probably be defective and the cost of repair would be expensive.

Water heaters would have water in the gas line from the burner orifices and the pilot gas line would be filled with water if flood waters were high enough to submerge the parts.  Water heater would not stay lit until taken apart for cleaning.

Water Heater.  Gas water heater, call for a phone estimate to clean the burner assy.  Expect to pay 175 to 400 dollars for water heater repairs after the flood.  Might consider adding a little more to the cost for a brand new water heater with dry insulation.  40 gallon water heaters cost between 650.00 to 1500.00 for water heater, parts and installation. 

Bottom line:  Washers, dryers, refrigerators and freezers and water heaters.  Give the appliances an opportunity to dry before attempting to utilize.

Flood Insurance:  If you live in a flood zone or in an area prone to electrical failures... purchase flood insurance especially if your basement is finished.
